Property maintenance operations
BrightWork OS
Submit it. Approve it. EcoBright handles the work—and BrightWork keeps you informed.
For eligible active EcoBright maintenance clients. Repair and project costs remain separate.
How it works
Follow one job from request to closeout
1. Submit
A resident reports a leaking sink. The request and photos stay on one work order.
2. Approve
The authorized manager or owner reviews proposed work. Spending stays subject to the property's recorded authorization.
3. Follow
EcoBright coordinates access and field work. Recorded updates, completion photos and required QC stay with the job.
Illustrative example only — not a live customer job or a readiness certification.
One record per job
Request, approval, scheduling, field visits, completion and billing — kept for the life of the property.
Owner-controlled spending
A not-to-exceed limit is set per property. The owner or authorized organizational contact approves what requires approval before work begins.
Emergency authorization
A request marked emergency may proceed without case-by-case approval only after the estimate total is confirmed at or below that property's explicit pre-authorized emergency cap. Scheduling and arrival depend on safety, availability, access, and scope. Above the cap follows normal approval.
Photo documentation
Before, progress and after photos live on the work order, not scattered across texts and emails.
Occupant coordination
Tenants, occupants, onsite staff and facility contacts report problems, pick time windows and confirm resolution. Residential tenants never see estimates, dollar amounts or invoices.

What brings you here today?
I have a repair or maintenance issue
Something needs fixing at a property you own, manage or occupy. EcoBright takes it from intake through documented closeout.
- Already a BrightWork OS client — sign in and submit the request
- New to EcoBright — request an estimate through EcoBright's secure intake form
- Prefer to talk it through? Call and we'll take the details by phone
BrightWork logs a request; it is not real-time emergency dispatch. Fire, gas odor, immediate electrical danger or an active life-safety risk: leave the area and call 911 or the utility first, then notify EcoBright.

FAQ
Common questions
Is BrightWork OS a separate software product?
No. BrightWork OS is EcoBright Solutions' maintenance-management operating system, provided to eligible active EcoBright maintenance clients. It is not sold separately and it is not a vendor marketplace.
Do residential tenants see pricing or invoices?
No. Tenants and occupants can report problems, communicate about scheduling and confirm resolution. Estimates, dollar amounts and invoices are never visible to residential tenants.
How does it work on an owner-managed property?
Owner-managed properties use the same workflow. The owner or authorized contact approves the work that requires approval, while EcoBright coordinates intake, tenant and occupant scheduling, field activity, updates and closeout. The owner does not act as the coordinator.
What does it cost?
No separate BrightWork OS software subscription or platform fee for eligible active EcoBright maintenance clients. Approved labor, materials, visits, subcontractor/specialty-trade, permit, and project charges are billed under the written estimate or service terms.
Is this property management?
No. EcoBright provides maintenance management, not property management. EcoBright remains your single coordinating maintenance team.
